Tenant improvement (interior remodeling) project converting 2,500 SF of existing physical therapy office into a pediatric dentist’s office. The new program includes 5 operation chairs, 2 hygiene chairs with future extension for 2 chairs, brushing station, prize center, x-ray room, lab/sanitation, doctor’s office, consultation room, reception, lobby, lounge, kids area, staff room and 3 restrooms. Plan layout to use every single inch of space to fit all programs in tight space. Ceiling design, glass introduction, light fixture selection, and wall & floor finish selections through collaboration with interior designer. The existing building is located in level 1 of the 2-story Type-V wood structure office building. Some architectural and plumbing challenges were brought up as in dealing with the low floor height with wood joists floor from above.
